The VA funding fee
The funding fee is a percentage of the loan amount and can be paid at closing or financed into the loan. For purchase loans, using the chart effective April 7, 2023, a first-time user pays 2.15% with less than 5% down, 1.5% with 5% to under 10% down, and 1.25% with 10% or more down. Repeat use with under 5% down is 3.3%.
Veterans receiving VA compensation for a service-connected disability, and certain others such as some surviving spouses, are exempt from the fee. The fee applies to the loan amount, not the purchase price. These figures are from va.gov; confirm your own situation with your lender.
What makes VA loans different
VA loans are guaranteed by the Department of Veterans Affairs for eligible service members, veterans and some surviving spouses. There is no required down payment and no monthly mortgage insurance, and interest rates are often competitive. You need a Certificate of Eligibility, and the home must be your primary residence and meet VA property standards.
- No down payment required for eligible borrowers.
- No monthly mortgage insurance.
- The funding fee can be financed into the loan.
- Limits on what the seller can pay toward closing costs apply.
Frequently asked questions
Can I get a VA loan with no down payment?
Often yes, if you are eligible and the lender approves the loan. Putting 5% or 10% down lowers the funding fee.
Why does the funding fee change if I put money down?
The VA charges less when the lender is taking less risk, so the fee falls at 5% and 10% down.
Is the funding fee the same as mortgage insurance?
It serves a similar purpose but is a one-time charge on the loan rather than a monthly premium.
