How USDA loan costs work

The USDA Single Family Housing Guaranteed Loan Program charges an upfront guarantee fee of 1.00% of the loan, which can be financed, and an annual fee of 0.35% of the loan balance, paid monthly for the life of the loan. The calculator uses these long-standing rates; confirm current figures with a USDA-approved lender.

Eligibility depends on both the property and your household. The home must be in an eligible area, which includes many rural and some suburban places, and household income generally cannot exceed 115% of the area median. The calculator does not check eligibility.

Who USDA loans suit

Buyers with moderate incomes who want a home in an eligible area and do not have a large down payment. The loan is for a primary residence. Compare it with FHA and conventional options, because the lower annual fee can make USDA cheaper than FHA for borrowers who qualify.
