Frequently asked questions

How is the effective property tax rate calculated?

It is the Census Bureau's median real estate taxes paid by homeowners with a mortgage divided by the median home value, using American Community Survey 5-year estimates. It describes what existing owners pay, so it can differ from the rate on a newly purchased home, especially where a sale triggers a reassessment.

Why is the monthly cost not the same as my payment?

The monthly figure is principal, interest and property tax on the state's median-priced home, with 20% down and a 30-year loan at the current Freddie Mac average rate. It leaves out homeowners insurance, HOA dues and mortgage insurance, which vary by home and lender.
